Most of our homes are available from 7 AM - 10 PM
These may vary slightly depending on the home and its amenities, but the following rules apply to all homes in our portfolio:

– No parties
– No smoking
– No adult content
In most cases, we have a Flexible Cancellation Policy. Guests may cancel their booking up to 7 days before the event start time and receive a full refund (including all fees) of their booking price. Guests may cancel their booking between 7 days and 24 hours before the event start time and receive a 50% refund (excluding fees) of their booking price. Booking cancellations submitted less than 24 hours before the event start time are not refundable.
While each home may vary slightly in how many attendees it can accommodate, our typical home allows for a minimum of 30.
A COI (Certificate of Insurance) is a REQUIREMENT and must adhere to the standards of the California Film Commission with NO LESS than $1M in coverage (as below)
Still photography, film, digital or new media without Automobiles:
- Certificate(s) of Insurance (COI) as evidence of General Liability coverage in the amount not less than $1,000,000 for each occurrence.
- A separate additional insured endorsement for the COI with the following wording: “the State of California, including its officers, agents and employees is named as additional insured, with respect to liability arising out of the operations related to filming on California state owned or operated property.”
- Workers Compensation: State law requires companies provide proof of worker’s compensation coverage. If a company has no employees, the company may submit a Workers Compensation Statement of Exemption (Waiver). (Please fill out, sign, and upload to your application the Workers Compensation Statement of Exemption (Waiver) below).
Still photography, film, digital or new media with Automobiles:Provide all documents listed above PLUS:
- Automobile Liability “Owned,” “Hired” and “Non-Owned” coverage in an amount not less than $1,000,000 for each accident.

Costs set by the Host (including applicable taxes in certain instances):
Booking Price: The rate charged by the Host for use of the space, usually based on an hourly rate.
Cleaning Fee: A one-time fee charged by some Hosts, either as a fixed fee or included in the hourly Booking Price.
Host Add-On Fee: The fees charged by Hosts for providing additional services for an event.
Rates and tiers may vary depending on the location, but our typical base rate is $245 per hour with an 8-hour minimum.
Nonpareil Stays’ Service Fee: This fee is paid to Nonpareil Stays for use of the services and platform and to ensure a high-quality experience for both Hosts and Guests.
Nonpareil Stays charges guests a processing fee (“Guest Fee”) to help cover the costs of running our business, including completing the transaction and providing support for your booking and any added services. The guest processing fee is a percentage of the booking subtotal (including cleaning fees) and is added to all transactions. It is calculated based on multiple factors, including the subtotal price of the booking and other booking characteristics. Generally, the higher the subtotal, the lower the fee. Guests will always see the exact amount of the fee during the booking process.
Guests may be charged additional fees associated with their use of a Space or various services (“Additional Fees”). These may include:
Overtime Charge: If you exceed the use limitations of a Space, additional fees will be charged based on the hourly rate for the Space, at one or one-and-one-half times the scheduled rate determined by the Host, and will be billed in 30-minute increments.
Over-Capacity Fees: For over-intensive use of a Space (e.g., materially exceeding the agreed number of attendees in violation of a Supplemental Booking Agreement), we may impose an additional use charge at our sole discretion.
Damages and Other Costs: While we strive to avoid these situations, occasionally the terms or expectations of a booking are not met, and additional costs may be owed by a user. This may include damage to or misuse of a Space (or the personal property therein), inappropriate use of Vendor Services, excess garbage left at a Space requiring hauling services, violations of the Booking Agreement or Community Guidelines, insufficient funds, unauthorized use of a payment account, or other claims. Where any additional fees, fines, or other charges are owed by you, you agree that we may, via our third-party payment partner, immediately charge any payment method linked to your Account.
We may bill any Additional Fees when notified that the agreed-upon time for use has been exceeded and may charge any payment method tied to the Guest’s Account.
All major credit cards are accepted (additional service fee applies if paying by CC) or you may pay via ACH or wire transfer.
Most homes have a driveway and/or free parking available for cast and crew. Parking passes may be required depending on the location, and it is the Production’s responsibility to obtain and pay for them.
All homes have fast Wi-Fi and electrical access for the production. Any additional requests can be assessed at the time of booking.

All homes are cleaned by a hospitality-trained cleaning team, following the CDC’s standards for Health & Safety. Each home requires post-production cleaning for an additional charge, which is the responsibility of the production team.
Any excess trash generated by the production must be removed by the production team at their own cost.
Lisa and Deanna were amazing hosts and their home is magical! From the front entrance with the olive trees to the back patio and outdoor dining area, the home was a perfect getaway. The house is bright, airy, and spacious and full of beautiful art and great interior design. My flight was delayed but they were understanding and accommodating with check-in. They also were very communicative and were always available when we had questions. We definitely recommend staying here and can't wait to return.
My group and I cannot say enough good things about this home and rental experience! Lisa and Deanna were extremely proactive, responsive, helpful, and welcoming. VIP experience from start to finish. Extremely well appointed home - we had everything we needed at our fingertips, from toiletries and kitchen supplies to board gamesand snacks/fruit. The outdoor space/patio/pool area was absolutely stunning, wish plenty of seating and lounge areas for our group. Great neighborhood.
